Terms of Service

Welcome to Filoxenos.gr ("Service", "Platform", "we", "us", or "our"), operated by Filoxenos.gr. By accessing or using the Service, you ("User", "you", or "your") agree to be bound by these Terms of Service ("Terms"). If you do not agree, you may not use the Service.

Filoxenos.gr is a software-as-a-service platform that helps short-term rental hosts in Greece consolidate booking and payment data from connected third-party platforms (including but not limited to Smoobu, Beds24, Hosthub, Airbnb, and Booking.com) and generate reports intended to assist with tax-reporting obligations to the Independent Authority for Public Revenue (AADE).

• 2.1. You must be at least 18 years old.
• 2.2. You are responsible for maintaining the confidentiality of your account credentials.
• 2.3. You agree to provide accurate, current, and complete information during registration.

• 3.1. The Service offers a free plan and a paid professional ("Pro") plan.
• 3.2. Pro subscriptions are billed monthly or annually.
• 3.3. You may cancel your Pro subscription at any time.
• 3.4. We reserve the right to change pricing with 30 days notice.

• 4.1. Reports are produced automatically. Filoxenos.gr does not guarantee that any report is accurate or complete.
• 4.2. It is your sole responsibility to review and verify every report before submission to AADE.
• 4.3. Filoxenos.gr is not a tax advisor or accountant.
• 4.4. We accept no liability for any consequence resulting from the submission of a report generated by the Service.

The Service connects to third-party platforms to retrieve data. We are not responsible for the availability or accuracy of their data.

We target an annual uptime of 97.5%.

Pro subscribers receive faster response times during business hours (09:00–17:00 EET).

You agree not to use the Service for any unlawful purpose or to damage our infrastructure.

All content, software, and logos associated with the Service remain our exclusive property.

Filoxenos.gr shall not be liable for any indirect or consequential damages, including tax penalties.

You agree to indemnify us for any claims arising from your misuse of the Service.

Use of the Service is governed by our Privacy Policy.

We may update these Terms at any time with 15 days notice.

You may terminate your account at any time.

These Terms are governed by German Law, and the courts of Berlin have jurisdiction.

We are not liable for failure to perform due to events beyond our reasonable control.

If any provision is found invalid, the remaining provisions shall continue in effect.

These Terms constitute the entire agreement between you and Filoxenos.gr.
